The winning bidder backed out of buying Bridgeville, California when it was first auctioned in 2002 due to the poor condition of the town. The current vendor says that it's been done up a bit, but potentially you could be spending a lot of Sundays DIYing.

Drive through redwood-studded valleys along scenic country highways and come to history-rich Bridgeville, where you will enjoy 83 acres of lush, green hillsides, a roaring river, swimming holes, sweeping mountain views, warm sunshine and extensive riverfront acreage. This outstanding property includes houses, cabins and commercial buildings with established rental income.

Thinking bigger? Bridgeville may be able to accommodate your “Big Picture” thinking.

Create your own working town, similar to what it once was, complete with revenue in place of approximately $5,350 per month from the occupied rental houses and the post office and the potential for approximately $6,750/month in rental income with the existing buildings that are there. If you build more buildings, the potential for income is much greater.

Name the town after yourself. Elect yourself Mayor. Hold your own parade down Main Street.

And, feel even better about your Bridgeville purchase: With your successful bid, once the property sells for $1.75 million or more, the seller will be donating a minimum of $25,000* to the Humboldt Area Foundation towards college scholarships for Bridgeville children. Please visit www.hafoundation.org for more information.

*If the final selling price at which escrow closes is between $1,750,000 and $1,999,999, the seller will donate $25,000. If the final selling price at which escrow closes is $2,000,000, the seller will donate $50,000. And for every $100,000 over $2,000,000 that the property sells for, the seller will add an additional $5,000 (for example, if the final selling price at which escrow closes is $2,365,000, the seller will donate $65,000).

Large cattle farms and timberland. There are a couple of homes across Hwy 36 as well as a Baptist Church.

Street Improvements
Kneeland Road connects the property to Hwy 36. Kneeland Road runs through the property heading mostly north and ultimately connects to Hwy 101 just north of Eureka. Kneeland Road is a county maintained road that is paved until just before the driveway to the main house. Hwy 36 is a State Hwy that is very well maintained and connects the 101 at Fortuna to the 5 Freeway at Redbluff.

Land Use Designation
Community Commercial Zone (allows commercial, recreational & residential uses)

Gross Acreage
83 acres

Usage
The property has been in continuous use since 1865 when it was known as Robinson’s Crossing and was part of the overland stage coach route that connected to the seaport of Eureka. The town included lumber mills, a blacksmith shop, livery stables, a hotel, general store, school houses and many different homes. The town currently houses approximately 20 residents.

Conditional Use Permit
The current owner has received a Conditional Use and Special Permit to build a “River Front Resort” on the property which includes cabins all along the river. There are no litigations, referendums or injunctions against the property.

Upgrades the Current Owner Has Completed
When Bridgeville was acquired it was in need of refurbishing. The current owner has invested hundreds of hours of time and sweat equity, as well as hundreds of thousands of dollars into making improvements to the property.

The current owner has re-established the town of Bridgeville as the heart of the community, and has given people a reason to want to congregate here again. He has been active in the Community Center and hopes that the buyer is a like-minded owner/developer.

Specifically, you will benefit from recent completed improvements, including:

• Completely renovated main house including a new 15x45 redwood deck with sweeping views, new bathroom, new floors, all new sliding French doors and windows, etc.
• Completely renovated additional four houses to the studs
• Designed a septic system that is approved for a resort that could handle up to 80 people - approved by the state and County Health Department
• Demolished the old store and various buildings that were safety hazards
• Removed dilapidated trailers and outbuildings
• Cleaned up mountains of debris
• Created a friendly new community with almost all new tenants
• Cleared overgrown brush and foliage

Zoning
The zoning for all nine parcels within the Bridgeville purchase is “Unclassified,” which opens the possibility to do practically anything you wish with this property. The General Plan land use designation is Community Commercial Zone which is broadly interpreted to include most rural commercial uses including commercial recreation activities. Permitted uses include: stores, light commercial, antique shops, galleries, markets, restaurants, warehouses, hotels, motels, manufactured home parks, social halls, clubs, professional and business offices and residential development.

Climate
This truly is beautiful country, just outside of the fog zone where the majestic “old growth redwoods” stand. One of the most wonderful things about this property, aside from the mere fact that you own over a mile of river frontage on the Van Duzen River (one of the last wild and scenic, undammed rivers in California) is the weather. When coastal Humboldt County is engulfed in fog and damp weather, the sun is typically shining in Bridgeville.

Location
mapBridgeville is comfortably nestled just east of the California Redwoods of Northern California. Set alongside the pristine Van Dusen River, Bridgeville provides an exquisite escape from the pollution, traffic, noise and hurried pace of big cities.

Bridgeville is approximately 26 miles east of Fortuna on Highway 36 (a very good road) and approximately 45 miles southeast of Eureka, the capitol of Humboldt County.

Not far from Bridgeville, you will find a variety of intriguing tourist attractions such as the Humboldt Redwoods State Park, the historic seaport town of Eureka, the rugged Lost Coast of Humboldt County, and the charming Victorian town of Ferndale, as well as Ruth Lake, Mount Shasta and Lake Shasta.

Getting to Bridgeville
The commercial airport is the Arcata/Eureka (ACV) Airport located approximately 60 miles northwest of Bridgeville. United Airlines and Alaska Airlines feature direct flights daily from Los Angeles, San Francisco, Portland and Seattle.
